UK Mortgage Calculator について

This mortgage calculator works out what a UK mortgage costs each month. Enter the amount you want to borrow, the length of the term and the interest rate, then choose a repayment or an interest only mortgage. It shows the monthly payment, the total interest over the term and a table of how the balance falls year by year.

It also shows the monthly payment if the rate were 1% and 2% higher, so you can check how a rise at the end of a fixed deal would affect you, and the loan to value if you add the property price. Interest is worked out every month on the balance. The result is an estimate for planning, and your lender will give you the exact figure.

よくあるご質問

How is the monthly payment worked out?

For a repayment mortgage the payment is set so that the balance reaches zero at the end of the term, using the rate divided by 12 each month. For an interest only mortgage the payment is just the monthly interest on the whole loan.

What is the difference between repayment and interest only?

A repayment mortgage pays off part of the loan every month, so you own the home outright at the end. An interest only mortgage never reduces the loan, so you must repay the full amount at the end from savings, an investment or by selling the home.

Does this include fees?

No. Arrangement fees, valuation fees, legal costs and early repayment charges are not included, and the rate is assumed to stay the same for the whole term. Lenders usually move you to a different rate when a fixed deal ends.

Why is the first year mostly interest?

Interest is charged on the balance, which is highest at the start. As the balance falls, a bigger share of each payment goes towards the loan, which the year by year table shows.
