計算例

Purchase price of £300,000 in England

Price £300,000 in England, buying as a home mover without first-time buyer relief

Stamp duty £5,000.00: nothing on the first £125,000, 2 per cent on the next £125,000 (£2,500) and 5 per cent on the last £50,000 (£2,500).

Each slice of the price is charged at its own rate, so the rate does not apply to the whole price.

First-time buyer in England

Price £400,000 in England, with first-time buyer relief selected

Stamp duty £5,000.00: nothing on the first £300,000, then 5 per cent on the £100,000 above it.

Eligibility for first-time buyer relief depends on the rules for the relief, so check you qualify before relying on the figure.

Stamp Duty Calculator について

This stamp duty calculator estimates the tax due when you buy a home in the UK. It covers Stamp Duty Land Tax (SDLT) in England and Northern Ireland, Land and Buildings Transaction Tax (LBTT) in Scotland and Land Transaction Tax (LTT) in Wales, each as its own mode with the rates published for the 2026/27 tax year. The rates table used is shown below the result. It is meant for planning, so you can see the likely bill before you make an offer.

Choose the location, enter the price and pick the kind of buyer. In England and Northern Ireland you can apply first-time buyer relief, the 5% charge on additional properties and the 2% surcharge for buyers who are not UK resident. Scotland offers first-time buyer relief and the 8% Additional Dwelling Supplement, and Wales uses its higher rates for additional properties. A table shows how much of the price falls into each band and the tax on it. The effective rate shows the tax as a share of the price, which makes different purchases easy to compare.

よくあるご質問

How is stamp duty calculated?

Stamp duty is charged in slices. Only the part of the price inside each band is taxed at that band's rate, so a higher price does not push the whole price into a higher rate. The table under the result shows each slice and the tax on it.

Who counts as a first-time buyer?

Generally you and anyone you buy with must never have owned a residential property anywhere in the world, and the home must be your main residence. In England and Northern Ireland the price must be £500,000 or less. Check the official guidance if your situation is unusual.

What is the surcharge on additional properties?

In England and Northern Ireland an extra 5% of the whole price applies to additional residential properties costing £40,000 or more. In Scotland the Additional Dwelling Supplement is 8%. Wales uses a separate, higher set of rates instead of a flat surcharge.

Does Wales have first-time buyer relief?

No. Land Transaction Tax in Wales has no first-time buyer relief, although the zero rate band is higher than in many other parts of the UK. The calculator therefore offers only the standard and additional property options when Wales is selected.

Is this a firm figure?

No, it is an estimate only and is not advice. It covers standard residential purchases and does not include every relief, exemption or special case. Your solicitor or conveyancer will confirm the exact amount before completion.
