About US Mortgage Calculator

This US mortgage calculator shows what a home loan costs each month, not just the loan repayment. Enter the home price, your down payment, the interest rate and the term. Then add property tax, homeowners insurance, mortgage insurance (PMI) and HOA dues to see the total monthly payment that a lender is likely to quote.

Principal and interest is a fixed payment set by the loan amount, the rate and the term. Property tax is entered as a yearly percentage of the price and insurance as a yearly amount, and both are shown as a twelfth each month. If your down payment is under 20%, PMI is added until the balance falls to 80% of the home price. A yearly table shows the principal, the interest and the balance after each year.

Frequently asked questions

What is included in a monthly mortgage payment?

Most payments include principal and interest, property tax and homeowners insurance, often collected together in an escrow account. Mortgage insurance applies when the down payment is under 20%, and HOA dues are billed separately by the association.

When does PMI end?

Under the rules in the United States, PMI can be removed when you ask once the loan balance reaches 80% of the original value, and it ends automatically at 78%. This page stops PMI at 80%.

How much is property tax?

It varies by county. Many areas charge between 0.5% and 2% of the home value each year, so check your local assessor. The default of 1.1% is only a starting point.

Does this show the exact payment my lender will quote?

No. The lender adds fees, uses your exact tax and insurance bills and may round differently. Use it to compare options and plan a budget.
