Esempi svolti

Repayment mortgage over 25 years

Amount 200000, interest rate 4.5 percent and a term of 25 years on a repayment basis

Monthly repayment £1,111.66. Total repaid £333,499.49, of which £133,499.49 is interest.

Each payment covers that month's interest first, with the rest reducing the amount owed, which is why the balance falls slowly at the start.

Interest only loan

Amount 150000, interest rate 5 percent and a term of 25 years on an interest-only basis

Monthly payment £625.00 in interest. Total interest over the term £187,500, and the full £150,000 is still owed at the end.

With an interest-only loan the amount borrowed is not reduced by the payments, so a repayment plan for the final sum is needed.

Informazioni su Loan & Mortgage Calculator

A loan and mortgage calculator estimates what you would pay each month and what the borrowing costs in total. Enter the amount, annual interest rate and term, then choose repayment or interest only. You see the monthly payment, total interest, total repaid and a year by year table showing how much of each year goes on interest and how much reduces the balance.

An optional monthly overpayment shows how much sooner the loan could be cleared and how much interest would be saved. The figures are estimates for information only. They assume one fixed rate for the whole term and leave out fees, insurance, early repayment charges and rate changes, so your lender's figures will differ. This is not financial advice.

Domande frequenti

How is the monthly payment worked out?

For a repayment loan, the calculator uses the standard formula with the annual rate divided by twelve. Each payment covers that month's interest first, and the rest reduces the balance. Because the balance falls, the share going to interest shrinks and the share reducing the debt grows over time.

What is the difference between repayment and interest only?

With repayment, each payment includes some of the amount borrowed, so the balance reaches zero at the end of the term. With interest only, you pay just the interest each month and still owe the full amount at the end, which then has to be repaid another way.

What does an overpayment do?

An overpayment is an extra amount you pay each month on top of the regular payment. It reduces the balance faster, so less interest builds up and the loan finishes sooner. The calculator shows the time saved and interest saved compared with paying only the regular amount.

Are the results exact?

No. They are estimates. The calculation assumes a fixed rate, equal monthly payments and no fees. Real loans may use daily interest, arrangement fees, changing rates or early repayment charges. Use the figures to compare options, then rely on the lender's illustration for the real amounts.

Can I use this for a mortgage?

Yes. Enter the amount you would borrow after any deposit, the interest rate and the term. For a mortgage with a rate that changes after a set period, run the calculation again with the new rate and the remaining balance and term to compare the later stages.
