Sobre Commercial Stamp Duty Calculator
Stamp Duty Land Tax on commercial property is charged in slices of the price, just as it is on homes, but with different rates. When you buy a freehold shop, office, warehouse, farmland, land or a building that is part home and part business in England or Northern Ireland, nothing is due on the first £150,000, 2% is due on the part between £150,001 and £250,000, and 5% is due on everything above £250,000. Enter the price and this calculator shows the tax in each band and the total.
The rates are the same for every commercial buyer, whether you are a company, a partnership or an individual, and there is no extra charge for a second purchase. They have not changed since March 2016. Mixed use property, such as a flat above a shop, uses these rates and not the residential ones, which can make a real difference to the bill. If VAT is charged on the sale, add it to the price first, because stamp duty is worked out on the full price including VAT.

Perguntas frequentes
What are the stamp duty rates for commercial property?
For a freehold purchase in England or Northern Ireland, nothing is due up to £150,000, 2% on the part from £150,001 to £250,000 and 5% on the part above £250,000. These are the rates for non-residential and mixed use property.
How much is stamp duty on a £500,000 commercial property?
Stamp duty on £500,000 is £14,500. That is nothing on the first £150,000, £2,000 on the next £100,000 at 2%, and £12,500 on the final £250,000 at 5%.
What counts as mixed use property?
A mixed use property has both a home and a business part, for example a flat connected to a shop, a doctor's surgery or an office. It uses the non-residential rates shown here.
Is VAT included when working out stamp duty?
Yes. If VAT is charged on the sale price, stamp duty is worked out on the price including VAT. Add the VAT to the price before you use the calculator.
Does this work for leases or Scotland and Wales?
No. It covers freehold purchases in England and Northern Ireland. Scotland and Wales have their own taxes, and a new lease is taxed on both the up-front price of the lease and the rent, so ask your solicitor.
