Over Capital Gains Tax Calculator

This capital gains tax calculator estimates the tax on the profit you make when you sell an asset such as shares or a property that is not your main home. It uses the 2026/27 rules: each year you can make gains of £3,000 before tax, gains that fit within the basic rate band are taxed at 18%, and any gain above the band is taxed at 24%. The rates are the same for shares and for residential property.

Enter the sale price, what you bought it for, any buying and selling costs, improvement costs and your other income for the tax year. Tick the box if Business Asset Disposal Relief applies. The calculator shows the gain, the part covered by the annual exempt amount, the amount taxed at each rate and the total tax. Your other income uses up your personal allowance first, so a higher income leaves less room in the basic rate band.

Veelgestelde vragen

What is the capital gains tax annual exempt amount for 2026/27?

The annual exempt amount is £3,000 for most people, and £1,500 for most trusts. You only pay tax on gains above this amount in the tax year.

What rates of capital gains tax apply from 6 April 2026?

From 6 April 2026, gains that fit in the basic rate band are taxed at 18%, and gains above it are taxed at 24%. This applies to all assets, including residential property. Business Asset Disposal Relief is taxed at 18%.

Does my salary affect capital gains tax?

Yes. Your income uses up the personal allowance and part of the basic rate band first, and the gain is added on top. The more income you have, the less of the basic rate band is left for gains, so more of the gain is taxed at 24%.

Do I need to pay capital gains tax on my main home?

Normally no. Gains on your main home are usually exempt under the main home exemption, so this calculator is for assets such as shares and other property. Rules change with individual circumstances, so check GOV.UK if you are unsure.
