This is an estimate and not advice. This covers homes bought in England and Northern Ireland. Scotland and Wales have their own taxes. The tax follows the effective date of the purchase, which is normally the completion date. Contracts exchanged before a change can be taxed under the old rates, so check with your solicitor. Companies, trusts and leases are not covered.

Über Stamp Duty Calculator by Date

Stamp duty on homes has changed many times since the current slice system began on 4 December 2014. The point at which you start paying has been £125,000, £250,000 and £500,000 at different times, first-time buyer relief was introduced in November 2017 and changed again in September 2022, and the extra charge for a second home went from 3% to 5% in October 2024. If you are checking a past purchase, a tax return, a valuation or an old quote, you need the rates that applied on the day, not today's.

Choose the date the purchase completed, enter the price and say whether you were moving home, buying for the first time or buying an additional property. The calculator applies the rates that were in force on that date, shows the tax in each band, adds any surcharge, and lists every rate period since December 2014 in one table so you can compare them. It covers homes in England and Northern Ireland. Scotland and Wales have their own taxes.
